With admittedly a bit of surprise on my end, the year over year Median Sales Price actually crept higher (1.4%). I would still contest that the number is very based on where and what price point you are focusing on, nevertheless, it is an increase. Let me shed more insight on what I am referring to. Currently across the metro, values for entry level homes are steadily increasing whereas homes on the elevated, “move-up” scale are seeing a squishier figure. In other words, pricing overall is becoming more compressed due to the ongoing battle with affordability. The other interesting nugget to take away from this report is the inventory level. Although the months supply is still very much in favor of sellers, it continues to move on an upward trajectory, which will be something to monitor moving forward.
