Continuing as the most desired indicator, the median sales price once again rose year over year. While modest in nature, another increase with all things being considered is quite impressive. Even in the face of intense affordability concerns, buyers remain resilient. Outside of the major pause when rates were hovering around 8% (or higher), buyers and sellers alike have become more accustomed to a rate starting with a 6. It is definitely not like the good old days of sub 3%, but the reality of that being an anomality is starting to finally sink in. As the blog indicated, traffic across the board has indeed picked up and the annoyance of multiple offers has once again crept into various demographics. In other words, get prepared for what feels like the beginning of a traditional spring rush.
