Considering the report feels like a copy/paste from prior months (affordability/supply levels still major hurdles and rates being a hot topic), I wanted to speak quickly to the more significant change that took place since my last report. This is of course focusing on the NAR settlement surrounding commission structure and what that will look like moving forward. If you have not followed this at all, the abbreviated version of what has happened is that commission structures are going to be more readily transparent to ALL sides of the transaction. Obviously, this is an over simplified analysis and there are far more nuanced aspects to this; however, to prevent getting too far in the weeds and writing a novel, this is the gist. And from my standpoint…this is NOT a bad thing for the industry.
