However you interpret the information within the blog, April was weird. Traditionally a wild month where every weekend seems to be more exhausting than the prior, the erratic fluctuations that took place in the financial markets put everyone on edge. This isn’t to say that the chaos of multiple offers ceased to exist because that absolutely was not the case, but the ferocious nature was slightly subdued. It also felt like some sellers who were not in a hurry to hit the market dragged their feet to make sure things were on solid ground. The stats do not exactly show this, but ask anyone who was looking in April and they would tell you that worthwhile, new inventory was sparse. In a way, it was almost like everyone had to take a deep breath once the dust settled.
Giving you a tease for current day, May has seen a major uptick both in buyer activity and what feels like the more normal influx of newer listings. I am expecting this to continue well into June barring some unforeseen circumstances. So…what’s your tip for the month? For buyers, try to take advantage of “slower” weekends (holidays, high school graduations, etc.) when it comes to shopping for homes. These can be favorable opportunities. When it comes to sellers, avoid these same listing time frames and be cognizant of your competition. Now is not the time to push a listing price too high but instead, let the market and buyers do that for you.
