Continuing with the theme of prior months, pending/closed sales remain low, price growth figures are more muted, interest rates are weighing on affordability, and inventory, although inching higher, is incredibly depressed. While numbers are fairly limited in telling the full story, the real talker from what I am seeing is just how disjointed the market currently sits. Over the last month, I have had buyers miss out on homes due to multiple offers where dollar figures were upwards of 10% ABOVE list price and others that have been able to negotiate a discount of over 5% OFF what appeared to be competitively priced homes. I have also experienced inspections, once again, being fully waived; however, that theme is similarly not consistent across the entire metro. In short, the current environment is simply reinforcing the fact that every real estate scenario is unique and definitely not a one size fits all model.
