May 2025 Housing Report

Each month Minnesota Realtors puts out a report for the last months housing report sharing stats and updates! The May Housing Report is out and ready for your consumption. Enjoy the snapshot, blog, or stats whenever you are not enjoying a summer activity.

When we last connected, I was painting the picture of an April that was oddly slower than normal, but had the first half of May ramping up. This sentiment was essentially confirmed by the data for the metro (closed sales figures down 1.5%); however, I’m not sure I fully align with the 1.9% drop in pending sales. May was in fact extremely busy and most of my clients on both the seller and buyer sides were experiencing multiple offers across the board. Honestly though, this is where the tricky part of real estate comes into play. Not all listings, cities, types of properties, or even neighborhoods within a city are created equal. What could be true about one suburb’s market might be the exact opposite of a bordering suburb. The blog even referenced this point by breaking it down into the simplest form…”All markets are still driven by supply and demand.”  A commonsense reality that holds the test of time.

So…what’s your tip for the month? If you aren’t actively involved in real estate, try to pause and enjoy July. We say this every year, but summer is too short and when the next housing report hits, we will be roughly one month from it being over. If you do find yourself participating in the market, enjoy this next holiday week because once that passes, it will be off to the races once again.
