If you remember from last month, there was a subtle hesitation that buyers and sellers alike were displaying due to both negative headlines and the spring market just getting underway. Let me be clear, this was not impacting everything since I still noticed homes selling for almost 10% above listing price, but the nuances were present. Fast forward two weeks and I’m sure you can imagine that the concern by some became far more apparent (and slightly more widespread) when things were cratering in the financial markets. As one of my lenders noted, he has not seen interest rate swings like that within a day since the start of the pandemic. Obviously, not everyone is following rates that closely, but it helps paints a pretty good picture of what was taking place.
However, using just this last weekend as a current reference, the main hiccup that shook the world over two weeks ago now feels like old news. Multiple offers were all over the place and sellers have resumed their preparation for listing in the coming months. How is this possible, you ask? Because as the blog noted, trying to time the market is almost impossible and ill-advised. This isn’t to say you blindly push forward. If uncertainty is directly impacting your world, you should be cautious. But, if you do not find yourself in this camp, forging through the noise can yield long term positive results.
