August 2025 Housing Report

Each month Minnesota Realtors puts out a report for the last months housing report sharing stats and updates! The August Housing Report is out and ready for your consumption.

Anyway, with another month of 2025 in the books, we have a new report on our hands to assess. At your convenience, please look at the August Housing Report numbers below as well as the linked blog or statistics for a deeper, more thorough dive.

While a decent amount of the blog regurgitates prior stances and topics, the absolute #1 talker in the industry at this very moment are interest rates. The blog mentions how they have softened even further in September following the August “pullback”, but that has been even more pronounced in just the last 48 hours. Although this can be perceived as an indication of a weaker overall economy, this is a fantastic development if you are a buyer (with a stable job) who has been looking for what feels like forever. Affordability is FINALLY at least crawling in a positive direction. However, be wary of the “professional” advice you receive over these next few weeks. Lenders are in full blown refinance mode even if the numbers or future projections of where things are headed don’t make a ton of sense. Not only that, but realtors are using this as an opportunity to pressure buyers to pull the trigger. Just two weekends ago, I was in a house with some clients while another group of buyers were going through with their agent. The house was OK at best, but during our overlapping time, I heard the realtor tell her clients, “Even if the house isn’t a great fit for you guys, you might want to take advantage of the dip in rates and get it locked up.” This is no joke. I essentially had to bite my tongue from saying anything since I vehemently disagreed with that sentiment.

So…what’s your September tip of the month? Continue to keep your guard up and avoid these sharks in the water at all costs. Remember, housing is a major financial decision and one that can tremendously impact your future. In other words, never rush into a decision and make sure the motivation from the advice you receive is true and sound.
